The short answer
How the calculation works
Each bracket of the price is multiplied by its rate and the results are added. The Quebec base schedule is indexed every year.
| Tax base bracket (2026 base schedule) | Rate |
|---|---|
| Up to $62,900 | 0.5% |
| $62,900 to $315,000 | 1.0% |
| Above $315,000 | 1.5% |
The tax base is the highest of: the price paid (before GST and QST), the consideration stated in the deed, or the market value, which is the assessment roll value times the municipality’s comparative factor. For 2027 the thresholds move to $64,400 and $322,600.
An example at $450,000
Montreal and Quebec City add brackets
Above $500,000, a municipality may set higher rates. In Quebec City, the portion from $500,000 to $750,000 is taxed at 2.5%, then 3% beyond. In Montreal, the 2026 schedule is:
| Montreal bracket (2026) | Rate |
|---|---|
| Up to $62,900 | 0.5% |
| $62,900 to $315,000 | 1% |
| $315,000 to $552,300 | 1.5% |
| $552,300 to $1,104,700 | 2% |
| $1,104,700 to $2,136,500 | 2.5% |
| $2,136,500 to $3,113,000 | 3.5% |
| From $3,113,000 | 4% |
For another city, use the municipality’s by-law: rates above $500,000 are not the same everywhere.
When and how you pay
The bill comes from the municipality after you sign, not at signing. It is not part of your mortgage: plan the amount in cash, on top of the down payment.
The first-time buyer tax credit
A refundable tax credit returns 100% of the first $5,000 of duties paid, then 25% of the next $3,500, up to $5,875. It applies to a first home acquired after December 31, 2025 that you intend to occupy. You claim it with your tax return, or earlier through an advance payment request in My Account at Revenu Québec. The exact conditions are on Revenu Québec’s page.
