The first time we talk, I mostly start by asking a few questions about your plans and your situation. You don’t need to have all your documents ready before calling me.

If you’re thinking of buying, we look at things like the target price, your down payment, your income, and when you’d like to move forward. For a renewal or refinancing, we start instead from your current loan and what you’d like to change.

From there, I can tell you what’s realistic and which documents will be needed to go further.

I’ve been a mortgage broker since 2023, and I work with clients all across Quebec.

Before brokering, Valérie and I were in business together for nearly fifteen years. We had our own company, employees, suppliers, and a clientele of both individuals and business owners.

That experience still serves me today, especially with self-employed files. I know that business income doesn’t always come down to the number on a tax return, and that two people earning roughly the same can present very different files.

My interest in finance goes back years. I studied financial services in 2006, then came back to the field later, specializing in mortgage credit.

Today I work on home purchases as well as renewals, refinancings, rental properties, and more unusual files. I take the time to look at the file before choosing the lender, rather than starting from the posted rate alone.

I also do a good part of the work directly with my clients. I build the file, check the available options, and stay involved until the financing is funded.

Mathieu and I have worked together for a long time. Before mortgage brokering, we co-ran our company for nearly fifteen years.

I mainly looked after client service, administration, and project follow-up. I also worked several years in insurance, which taught me to be very rigorous with files, documents, and confidential information.

Today, I support Mathieu in following up on mortgage files. I check the documents received, follow up when something is missing, and make sure the necessary information is passed along at the right time.

So you may get an email or a call from me while your application is being processed. Mathieu and I work on the same files and talk regularly about where they stand.

Why work with a broker.

  • My services usually cost you nothing In most traditional mortgage files, I’m paid directly by the lender when the loan is funded. So there’s no invoice for the meetings, preparing the file, the comparisons, or the follow-ups with institutions. There are situations where fees can apply: private financing, for example, or certain specialized files. When that’s the case, the fees are explained before you decide to go further.
  • One application, several lenders You don’t have to repeat the process with several banks. I gather the information once, then look at which lenders match the type of financing you’re after and your financial situation. Rules can differ for a self-employed worker, a new job, a rental property, or an out-of-the-ordinary property, for example. One lender can refuse a file another is perfectly comfortable financing. As much as possible, the lender is chosen before the application is sent.
  • I compare more than the rate The rate obviously matters, but it’s not the only thing I look at. Penalties on a sale or refinancing, prepayment privileges, whether the mortgage can be transferred, and certain product restrictions can have an impact later. A mortgage that’s slightly cheaper today isn’t automatically the best one if it becomes far more expensive to break. So I show you the differences that matter in your situation.
