Calculator methodology
What the tools are for
The calculators estimate a purchase price, payment, down payment, or refinancing amount from the figures you enter. They let you test different amounts before gathering documents. They do not reproduce a lender’s approval engine.
How results are produced
Calculations use the figures shown on screen, the formulas described in each tool, and rounding to the nearest dollar or cent depending on the result. An estimated payment may exclude property taxes, heating, home insurance, condo fees, or other commitments when the tool does not request them. Each lender uses its own rules, documentation requirements, and eligible amounts.

What is not simulated
An estimate does not verify credit, the source of a down payment, income stability, or property acceptability. It does not automatically calculate a prepayment penalty, an exact mortgage insurance premium, legal fees, or every program-specific rule. These items must be confirmed from the documents and the rules in force when the application is submitted.
Accuracy and availability
A rule, program, rate, or lender criterion may change after a page is published. The website may also be interrupted, corrected, or reorganized without notice, including during an update or maintenance work.
