Where do you fit?

  • First home

Buying a first property in Val-d'Or, or anywhere in Abitibi-Témiscamingue: what you can actually borrow, what the down payment has to be, and the transfer duty the city charges.

  • Renewal

Your lender's renewal letter is an offer, not the offer. I compare it for owners in Val-d'Or, Malartic, Senneterre and Rivière-Héva.

  • Refinancing

Pulling equity out of a Val-d'Or property to consolidate debt or fund renovations, with the penalty and the closing costs on the table before you commit.

    Frame a refinancing
  • Plex and rental

Two units or more in Val-d'Or or elsewhere in the La Vallée-de-l'Or MRC: the down payment rises, leases are required, and only part of the rent counts toward your capacity.

  • Self-employed

Self-employed in Abitibi-Témiscamingue: two years of notices of assessment, and lenders that read a T2125 properly instead of halving your income.

How it works in Val-d'Or.

  1. 01The callFifteen to thirty minutes, by phone or video. You describe the Val-d'Or project and the date that matters. No document needed yet.
  2. 02The fileI gather your records and calculate your ratios before your name goes anywhere. A refused application leaves a mark on your credit file.
  3. 03The shoppingYour file goes to the lenders whose criteria fit, in parallel. You see every offer compared on the same basis.
  4. 04The decisionYours. Rate, penalty, prepayment privileges and portability side by side — not just the number in the ad.
  5. 05ClosingAt your notary in Val-d'Or. I follow the lender conditions through to funding.

Before you call.

  • My bank already gave me a rate.Good — bring it. A posted rate is a starting point, and your bank shows you its own products only. If it stays the best offer after comparison, staying is the right call and you will know it from the numbers.
  • You have no office in Val-d'Or.No, and it changes nothing about lender access. Call, video, documents online, signature at your notary. The lenders read a file, not a postal code.
  • Will this hurt my credit score?I calculate your ratios before submitting anything, precisely so a refusal does not land on your file. One application, to the lenders whose criteria actually fit.
  • I am just starting to look. That is the right time. A pre-approval costs nothing, commits you to nothing, and tells you your real ceiling before you fall in love with a property above it.

What I cost you.

Nothing, in most cases.

On an ordinary residential mortgage in Val-d'Or — purchase, renewal, refinancing, one to four units — the lender that funds the mortgage pays me. You get no invoice for the meetings, the file, the comparisons or the follow-ups. The amount can vary from one lender or product to another; I disclose what applies to your file before you accept an offer. How I am paid, in detail

Transfer duty

Transfer duty in Val-d'Or

  • $350,000 purchase$3,360
  • $500,000 purchase$5,610

In Val-d'Or, the transfer duty, the “welcome tax”, is calculated in brackets on the higher of the price paid and the standardized municipal assessment. With Quebec’s base schedule for 2026 (0.5% up to $62,900, 1% up to $315,000, 1.5% above), a $350,000 purchase comes to about $3,360 and a $500,000 purchase to about $5,610. Val-d'Or may have adopted higher brackets above $500,000: check its schedule before setting your reserve.

The bill arrives by mail weeks or months after closing. It does not go through the notary and cannot be financed in the mortgage: keep the amount in your reserve after the purchase. For your price, use the purchase costs tool.

Questions

The questions that keep coming back

Is a pre-approval an approval?

No. It’s an indication of capacity with a rate held for a limited window. The lender still has to approve the property itself.

Do you guarantee approval?

No, and no one can. I can tell you what your file looks like and where it stands the best chance, but the decision belongs to the lender.

Do we have to meet in person?

No. I have no office in Val-d’Or and the file is built entirely at a distance. That’s how brokering works now. Go through the contact page.

Is an unserviced lot a problem?

Not necessarily, but the lender may require a potable water test and confirmation of the septic installation before finalizing. Worth checking early.

What if my offer is accepted before financing is confirmed?

That’s what the financing condition in the offer is for. Don’t remove it until you have final approval in writing.

Do I have to bank somewhere to get financing there?

No. A well-built file is judged on its numbers, not on how long you’ve held a chequing account.
