Transfer duty in Trois-Rivières

Getting the document file ready

Statements have to show your name and the account number, not a screenshot, and a gift from a relative needs a signed letter. Short answers to the usual questions

How much down payment should I plan for? Under 20% remains possible, but the loan becomes insured and a premium is added to the principal. The applicable minimum varies with price and must be validated case by case.

Does a pre-approval protect me? Partly. It locks a rate for a set period and confirms an order of magnitude, but the building you choose still has to clear the lender’s review.

What are realistic timelines? A few days for a pre-approval once the paperwork is together. For final approval it rides on the lender and the appraisal report, so no fixed date can be promised.
