Sept-Îles: the measured picture
Sept-Îles is the 1st municipality in the Côte-Nord region by population, with 24,456 residents across 2,172.2 km². Provincially it ranks 50th.
What a vast territory changes in a file comes down to timelines and appraisal. A chartered appraiser may have fewer nearby comparables, and travel can stretch out the report. Nothing gets blocked, but I build extra room into the schedule.

Transfer duty in Sept-Îles
In Sept-Îles, the transfer duty, the “welcome tax”, is calculated in brackets on the higher of the price paid and the standardized municipal assessment. With Quebec’s base schedule for 2026 (0.5% up to $62,900, 1% up to $315,000, 1.5% above), a $350,000 purchase comes to about $3,360 and a $500,000 purchase to about $5,610. Sept-Îles may have adopted higher brackets above $500,000: check its schedule before setting your reserve.

What has to come out of the drawer
Income, assets, debts: that is the core of the file, and nothing is there for show. Statements have to show your name and the account number, not a screenshot, and a gift from a relative needs a signed letter. How long does it take? A pre-approval can happen within days if your documents are ready. Final approval depends on the lender and the appraisal, and has to be confirmed file by file.
Does a pre-approval protect me? Partly. It locks a rate for a set period and confirms an order of magnitude, but the building you choose still has to clear the lender’s review.
