What the data says about Rimouski
Three numbers to place Rimouski: 51,598 residents, 533.6 km² of land, 97 residents per km². The Rimouski-Neigette RCM groups 10 municipalities in all.
A density of 97 residents per km² means distant neighbours and, often, unserviced lots. The lender may then require a potable water test and confirmation of the septic installation before finalizing.
Two useful markers: Rimouski is the 1st municipality in the Bas-Saint-Laurent region by population, and it holds 85.9% of its RCM’s residents.
Everything runs remotely: the call, video, documents online, final signature at your notary’s. I have no premises in Rimouski and don’t need any to build your file. The guides describe the full sequence if you’d rather read first.

The same services apply to the neighbouring areas: Shawinigan, Dollard-des-Ormeaux and Châteauguay.
Transfer duty in Rimouski
In Rimouski, the transfer duty, the “welcome tax”, is calculated in brackets on the higher of the price paid and the standardized municipal assessment. With Quebec’s base schedule for 2026 (0.5% up to $62,900, 1% up to $315,000, 1.5% above), a $350,000 purchase comes to about $3,360 and a $500,000 purchase to about $5,610. Rimouski may have adopted higher brackets above $500,000: check its schedule before setting your reserve.
The bill arrives by mail weeks or months after closing. It does not go through the notary and cannot be financed in the mortgage: keep the amount in your reserve after the purchase. For your price, use the purchase costs tool.
From the first number to the chosen offer
Five steps, always the same: the call, the file, the shopping, the decision, the closing. The longest stretch is almost always waiting for documents, not the lender’s analysis. You can stop at any stage before signing, at no cost from my side. The details are on the How it works page.
What has to come out of the drawer
Income, assets, debts: that is the core of the file, and nothing is there for show. Statements have to show your name and the account number, not a screenshot, and a gift from a relative needs a signed letter. Gathering these in advance is the difference between a file submitted in two days and one that drags for three weeks. The guide Prepare a purchase file walks through them.
Rimouski: your questions, my answers
Why do advertised rates vary so much? Because a posted rate is an advertisement, not an offer. The real number is set against your file, and two lenders can quote two prices for the same person.
Can you promise me a yes? No. No. The decision sits with the lender. What I can do is put your file where it has the strongest odds.
Why can the appraisal take longer here? Across 533.6 km², the chartered appraiser travels farther and sometimes finds fewer recent nearby comparables. I plan a longer condition period for that reason.
What are realistic timelines? A few days for a pre-approval once the paperwork is together. For final approval it rides on the lender and the appraisal report, so no fixed date can be promised.
Do we have to meet in person? No. I have no office in Rimouski and the file is built entirely at a distance. That’s how brokering works now. Go through the contact page.
If you’re weighing two scenarios and can’t separate them, that’s the kind of thing worth a fifteen-minute call.
