The territory of Mirabel, with the figures
Three numbers to place Mirabel: 68,402 residents, 486.0 km² of land, 141 residents per km². The Laurentides region counts 88 municipalities.
The Montreal ring concentrates a lot of first purchases. In those files the pressure point is rarely the rate: it’s the down payment and tracing it over 90 days.
I’m a Quebec mortgage broker working remotely across the province. I keep no office in Mirabel: we talk by phone or video, and documents move online. To place your project, my services page is a good starting point.
Of the 88 municipalities in the Laurentides region, Mirabel ranks 2nd by population. The region’s average density is 30 residents per km².
The numbers above come from the MAMH municipal directory, published as Quebec open data. The retrieval date appears in the page footer.

Transfer duty in Mirabel
In Mirabel, the transfer duty, the “welcome tax”, is calculated in brackets on the higher of the price paid and the standardized municipal assessment. With Quebec’s base schedule for 2026 (0.5% up to $62,900, 1% up to $315,000, 1.5% above), a $350,000 purchase comes to about $3,360 and a $500,000 purchase to about $5,610. Mirabel may have adopted higher brackets above $500,000: check its schedule before setting your reserve.
The bill arrives by mail weeks or months after closing. It does not go through the notary and cannot be financed in the mortgage: keep the amount in your reserve after the purchase. For your price, use the purchase costs tool.
The steps, in the order that matters
Whether the property is in Mirabel or elsewhere, the order does not change: we talk, I build the file the way an analyst will read it, I present it to several lenders, you choose, and I follow the conditions through to the notary. A pre-approval is not an approval: the lender still reviews the property. The full process, with timing, is on the How it works page.
The paperwork: which pieces, and what each does
What I ask for fits in three blocks: your proof of income, your asset statements over three months, and your list of debts. A debt discovered mid-analysis forces a reassessment; better to hand everything over up front, the credit bureau will show it anyway. The item-by-item detail is in the guide Prepare a purchase file.
The questions that keep coming back
What are realistic timelines? A few days for a pre-approval once the paperwork is together. For final approval it rides on the lender and the appraisal report, so no fixed date can be promised.
Is there a local branch I can walk into? Not in Mirabel : I work remotely across Quebec, and the file moves by phone, video and secure document exchange. Start from the contact page.
Does the size of the city affect the rate offered? Not at all. What moves the price is your borrower profile and the property itself. Head count appears nowhere in the pricing grid.
Am I obliged to renew with my current lender? No. A renewal is a negotiating moment, not a formality. The letter you receive is one proposal among several that are possible.
Something else on your mind? Ask it before you start touring properties: the answer often changes the budget.
