Mortgage broker in Boisbriand

Boisbriand, Laurentides: 29.5 km² and 29,814 residents. Financing explained one step at a time.

Boisbriand in official numbers

Boisbriand is the 5th municipality in the Laurentides region by population, with 29,814 residents across 29.5 km². Provincially it ranks 41st.

Compactness has one direct effect on financing: the proportion of condominiums. The lender then adds requirements about the building itself. Nothing blocking, but it’s the delay that catches most people off guard.

I’m a Quebec mortgage broker working remotely across the province. I keep no office in Boisbriand: we talk by phone or video, and documents move online. To place your project, my services page is a good starting point.

Of the 88 municipalities in the Laurentides region, Boisbriand ranks 5th by population. The region’s average density is 30 residents per km².

The numbers above come from the MAMH municipal directory, published as Quebec open data. The retrieval date appears in the page footer.

I also build files in the surrounding area: Sainte-Thérèse, Saint-Eustache and Blainville.

Transfer duty in Boisbriand

In Boisbriand, the transfer duty, the “welcome tax”, is calculated in brackets on the higher of the price paid and the standardized municipal assessment. With Quebec’s base schedule for 2026 (0.5% up to $62,900, 1% up to $315,000, 1.5% above), a $350,000 purchase comes to about $3,360 and a $500,000 purchase to about $5,610. Boisbriand may have adopted higher brackets above $500,000: check its schedule before setting your reserve.

The bill arrives by mail weeks or months after closing. It does not go through the notary and cannot be financed in the mortgage: keep the amount in your reserve after the purchase. For your price, use the purchase costs tool.

What happens between your call and the signature

Five steps, always the same: the call, the file, the shopping, the decision, the closing. The longest stretch is almost always waiting for documents, not the lender’s analysis. You can stop at any stage before signing, at no cost from my side. The details are on the How it works page.

What to gather before we talk lenders

Income, assets, debts: that is the core of the file, and nothing is there for show. Statements have to show your name and the account number, not a screenshot, and a gift from a relative needs a signed letter. Gathering these in advance is the difference between a file submitted in two days and one that drags for three weeks. The guide Prepare a purchase file walks through them.

Boisbriand: your questions, my answers

Why do advertised rates vary so much? Because a posted rate is an advertisement, not an offer. The real number is set against your file, and two lenders can quote two prices for the same person.

Does a pre-approval protect me? Partly. It locks a rate for a set period and confirms an order of magnitude, but the building you choose still has to clear the lender’s review.

Does my current institution have an edge? Not structurally. Loyalty weighs little against ratios. A lender you’ve never dealt with can easily make the better offer.

What are realistic timelines? A few days for a pre-approval once the paperwork is together. For final approval it rides on the lender and the appraisal report, so no fixed date can be promised.

What does it cost me? On a standard residential file, the lender compensates me. If fees were ever payable by you, it happens on some private financing files, I tell you in writing before we go any further.

Is there a local branch I can walk into? Not in Boisbriand : I work remotely across Quebec, and the file moves by phone, video and secure document exchange. Start from the contact page.
